31 Knoxbury is the most recent property purchase for SouthLand Properties. We have three other Knoxbury properties and knew the wonderful features of the houses and neighborhood, so when the owner approached us about buying #31 we jumped at the chance. The Knoxbury Terrace community has all the best qualities of our rentals — large oaks and grassy lawns landscaped with azaleas, dogwoods, and hydrangeas in a residential cul-de-sac setting with very little traffic and within walking distance to Cleveland Park and Downtown via the Swamp Rabbit Trail. It’s the best, in my view, of what SouthLand offers.

#31 is towards the end of this cul-de-sac and shielded from traffic noise of adjoining larger streets. And since SouthLand owns both sides of this duplex the entire property is under the care of SouthLand, which has its advantages for tenants. #31 has been recently fully renovated and has full hardwoods throughout except for the tiled bathroom. The kitchen features stainless appliances and both kitchen and bathroom have quartz countertops. The bathroom has been renovated and has a new zero drop walk-in shower.  All new light fixtures and a new hvac system were also added.

The very quiet, cul-de-sac neighborhood is one block from Cleveland Park and the Prisma Health Swamp Rabbit Trail, and so well-hidden that I’ve had friends who have lived in Greenville for many years confess that they’ve never even been down the street. The neighborhood is filled with beautiful large old oak trees and the shade is refreshing during the summer months.

The wider neighborhood near Knoxbury Terrace, closely boundaried by Augusta Road, Main Street, and McDaniel Avenue, is delightful. Just a walk through the Knoxbury neighborhood and through a parking lot (about .2 miles) is the Greenville location of Sidewall Pizza Company, and another half block brings you to a Biscuit Head GVL breakfast. One mile’s walk through Cleveland and Falls Park and you’ll reach Smoke on the Water Restaurant at the corner of Augusta and Main, Spill The Beans coffee house, Mellow Mushroom, or The Lazy Goat restaurant. The Caine Halter Family YMCA is 7/10 of a mile from #31.
